What is a modular home?

A modular home is built in controlled sections before being transported to the property for installation. The finished home still needs to suit the site, intended use and relevant approval requirements.

Which modular-home designs are available?

Our current ranges cover one- to four-bedroom options, including the Brumby, Gumnut, Grevillea and Acacia. Each range is designed for a different household size and way of living.

How much does a modular home cost?

The building price depends on the design, size, inclusions and selections. The total project cost can also include transport, access, foundations, cranes, services, approvals, site works and other property-specific requirements.

Request a current quotation based on your preferred home and site rather than relying on an advertised building price alone.

Are site works included in the home price?

Site works are normally assessed separately because every property is different. Ground conditions, slope, access, service connections, vegetation and required preparation can all affect the allowance.

Do I need council approval?

Approval requirements depend on the property, local planning rules, intended use and proposed building. Speak with the relevant council and an appropriately qualified building certifier or planning professional before committing to the project.

What site access is needed for delivery?

The delivery team needs a suitable route for the transport vehicle and enough working space for unloading or craning the modules into position. Gates, road width, turning space, overhead services, trees, slope and neighbouring properties may need to be reviewed.

How long does the process take?

Timing varies with design decisions, documentation, approvals, manufacturing capacity, site preparation and delivery scheduling. A realistic program can be discussed once the home and property requirements are better understood.

Can I customise the design?

The ranges provide a proven starting point. Available changes depend on the design, engineering, manufacturing method and budget. Tell us which details matter most and we can discuss what may be practical.

Can a modular home be financed?

Finance availability and lending criteria vary between lenders and personal circumstances. Our calculator can help with early scenario planning, but it is indicative only and is not a loan offer or financial advice.

What information should I provide when enquiring?

Include the property suburb or postcode, preferred home range, number of bedrooms, intended use, approximate timing and any known access, service or approval information. Photos or a site plan may also help later in the conversation.
